Soakaways



What is a soakaway?
A soakaway is an underground structure specifically designed for rainwater and/or foul drain liquids to disperse from your property in enough time as not to back up your system.
Do I need a soakaway?
If you can connect to mains sewers easily then you will not need a soakaway. You will then incur sewerage charges so viability will need to be considered depending on the size of your project. If the boundary of your property is 30m or less from mains sewers then you will be expected to connect to them. If you have good reason not to connect then you will need to demonstrate this to the EA (environmental agency.) and consider which Soak away is suitable for you.
A.W.S Offer 3 different types of soakaway.
Traditional soakaway
A hollow chamber, typically built from large concrete rings. The chamber has no base so the water soaks into the ground below.
Soak away boreholes
Often installed when non-permeable ground such as clay is at surface.
A drilling rig is then erected to bore through the overburden until porous ground is penetrated. A slotted liner is lowered into the hole and surrounded with a gravel pack.
Drainage fields
otherwise known as Land drains or infiltration systems. These soakaways consist of perforated pipe laid horizontally in an aggregate filled trench.
Which type of soakaway do I need?
The type of soakaway required will depend upon ground conditions, the nature of water discharged, land available and access to the proposed location.
All soakaways must be at least 5m from any building or structure.
New regulations came into effect on January 1st, 2015 covering the topic of discharging to ground so careful consideration will be needed for your project.
